Röntgen is a Lithuania-based real estate crowdfunding platform founded in 2016 and active since 2018. It operates under the EU Crowdfunding Regulation and is supervised by the Bank of Lithuania. The platform primarily finances Lithuanian real estate development projects secured by real estate pledges, and has more recently introduced select aviation-backed working capital investments. Investing is available to verified retail investors and legal entities across the EU.

Since launch, Röntgen has facilitated €258.16 million in total funding. Over the past 12 months alone, the platform recorded €90.85 million in investment volume, corresponding to an average of €7.57 million per month. Compared to the €65.44 million reported a year earlier, this represents strong year-over-year growth and indicates increasing capital deployment rather than stagnation. Röntgen has funded approximately 660 campaigns, with an average campaign size of around €393,314. The average interest rate across investments is approximately 7.7%. According to platform statistics, the average individual investor participation amounts to roughly €2,700.^[1]

Röntgen operates as a regulated crowdfunding platform where registered and verified individuals and legal entities can invest in loan projects listed on the platform. The platform primarily finances Lithuanian real estate development projects. Röntgen also references aviation-related projects as part of its broader investment offering. The minimum investment amount per project is €100. Investors select projects manually and subscribe to individual loan offerings published on the marketplace.

According to Röntgen’s public information, investments are secured by a first-ranking mortgage or primary pledge over real estate, providing investors with priority claims in case enforcement is required.^[2] Röntgen does not advertise a buyback guarantee structure on its public materials. Loan-specific repayment schedules are defined in the individual project documentation. Borrowers are obligated to repay the principal and agreed interest by the maturity date. Funding may be disbursed in full or in tranches depending on the project structure.^[3]

Röntgen provides a secondary market functionality where investors may transfer claim rights to other investors by requesting assistance via email. This is not structured as a high-liquidity exchange and availability depends on demand from other platform participants. Röntgen reports investor interest income to the Lithuanian State Tax Inspectorate. Lithuanian residents must declare interest income exceeding €500 and pay 15% personal income tax. For non-resident investors, a 15% personal income tax is withheld before interest payments are made.^[4]

According to Röntgen’s official statistics page, the platform reports an average return of 8.86% across its investments. Röntgen’s website shows individual project listings where annual interest rates can vary by project. For example, some current opportunities show interest ranges such as 6% - 9% on listed deals. Röntgen’s statistics page reports a 0.98% non-performing loan (NPL) rate, and only one loan is currently classified as delayed. The platform defines non-performing loans based on its internal criteria, and historical data presented on the site indicates very limited publicly reported defaults to date.^[5] Performance figures are based on data disclosed by the platform.

Röntgen states in its FAQ that it does not charge investors any fees for using the platform.^[6] This means investors are not subject to platform usage fees when investing. However, taxation may apply depending on the investor’s residency.

Röntgen generates revenue through fees charged to fundraisers (borrowers). According to the official Service Fees document, borrower-related fees may include: Evaluation fee, Platform (success) fee, Maturity extension fee, Early repayment fee, Compensatory interest, and penalty fees in case of delays. Exact percentages and cost structures are defined in the Service Fees schedule and applicable agreements between the platform and the borrower.^[7]

Röntgen is led by CEO Martynas Stankevičius, who previously held business development roles at Žabolis Partners and Lietuvos Energija Group. He holds a Bachelor’s degree in Economics and Business from the Stockholm School of Economics in Riga University. The team includes COO Greta Zarembienė, who also brings experience from Žabolis Partners and Lietuvos Energija Group, and is supported by CTO Linas Astrauskas, Head of Financing Natalja Kozikienė, and CMO Justina Juršytė.

Trečia diena, UAB, the company behind Röntgen, was founded in 2016. It is jointly owned by two shareholders: CEO Martynas Stankevičius, who holds the majority stake, and COO Greta Zarembienė, who owns 30% of the company.^[8]

Röntgen operates through Trečia diena, UAB. According to publicly available financial data, the company generated €1,964,700 in revenue in FY2024, up from €1,451,039 in FY2023. Net profit increased to €743,107 in FY2024, compared to €568,550 the year prior. The company has been profitable since FY2020. While the net profit margin declined slightly from approximately 39.18% in FY2023 to 37.82% in FY2024, profitability remains strong relative to revenue size.^[9]

In the first half of 2024, Röntgen reported that it paid out €3.8 million in interest to investors, marking a record period for the platform. According to the platform, more than 80% of investors chose to reinvest their returned funds, indicating a high level of capital retention within the ecosystem.^[10]

In early 2026 Röntgen reported that investors raised €94.7 million in 2025, a 45 % increase over 2024. The result was driven by an active housing market and stronger investor activity. The average return on investments last year was 8.3 %, and total interest paid to investors was €5.8 million. The active loan portfolio was reported at around €84.6 million at year-end 2025. The platform also noted a growing number of unique projects funded across Lithuania and abroad.^[11]

The approval of Röntgen Asset Management’s UAB “Ketvirta diena” Limited Partnership Röntgen Aviation Fund by the Bank of Lithuania signals the platform’s expansion into this new sector. The fund will focus on the global aviation market, acquiring and refurbishing assets like engines and components for resale to aviation companies. Röntgen Asset Management is part of the Röntgen Group.^[12]
